Simple property management in Spain
Simple management entitles you to have your home frequently inspected at agreed times to ensure that everything is in proper working order.
We will maintain full records of these inspections, and they will be available to you at any time. Owners will also be promptly notified of any maintenance that needs to be carried out. Should a fault, failure or unauthorised incident be found, you will be notified immediately with the recommended course of action.
In the event that such occurrence is considered by us damaging to the property or a nuisance to the tenant, we will arrange for emergency repairs as necessary.
Where insurance cover has been arranged through us, we will begin the process of any appropriate claim. We have a team of technicians available to deal with maintenance needs quickly and efficiently. It’s that Simple, we will even water your plants!
Simple Rental of Property in Spain

Procedure of Renting Property Spain
Once we have found a suitable person, we will require the following before they move in:
- A holding deposit (the amount will vary depending upon the price).
- In the case of long-term lets, rent will be payable one month to one year in advance.
- In the case of holiday-lets, the full rent will be payable before they receive the keys.
- A deposit against damages of a further month’s or week’s rent where the property is unfurnished and two
- Months where the property is furnished. In the case of short-term holiday lets, generally a signed blank visa slip will be required.
- A documentation and inventory fee.
- With long-term accommodation, we will require a reference from a banker, employer, or previous landlord.
- Protective credit card printout.
The type of Agreement will depend on the length of time of occupancy of the property and the wishes of the Associate.

Our Holiday and Rental Agreements are legally binding and have been prepared by our law firm based in Spain. We maintain close contact with them to keep up to date with any changes in legislation or procedures, and incorporate these changes immediately into our service. Rental rates will always be at current market value and rigorously applied to your advantage.
